The site is bound by existing residential properties to the east on Tylers Close and Fosterdown; and by existing woodland and the East Reservoir to the south.  An existing vegetated bund and haul road (serving Godstone Quarry) wraps around the northern and western site boundaries. 

Godstone is evidently a highly sustainable village capable of accommodating growth and the site is considered to present a natural and sustainable extension to the settlement.

The site extends to approximately 12.80 hectares on the western edge of Godstone, Surrey.

The site is located within the Green Belt and comprises mostly vacant grassland.

An existing Public Right of Way travels along the north-eastern boundary of the site.

A permissive footpath runs along the southern and eastern boundary of the site.

The site sits adjacent to the boundary of Godstone and is well connected to the day-to-day local services and amenities in the village.

Wider Context

Godstone is positioned centrally within the administrative area of Tandridge District Council and is well connected, lying just south of Junction 6 of the M25 motorway and benefitting from regular bus connections to the nearby larger settlements of Caterham and Oxted, which in turn offer regular onward train services to London. 

There exist significant urbanising features present within the local landscape, including the M25 motorway and existing Godstone Quarry Haul Road to the north and west of the site; and the Former Godstone Quarry to the south recently granted planning permission for residential-led development (reference: 2022/1523).

Planning Context

Tandridge has the highest proportion of Green Belt land in the country (c.94%).  However, this needs to be balanced against the acute housing crisis facing the district.  The Council acknowledge that there exists a persistent a chronic housing deficit against identified local needs.

The site was previously identified as a Draft Housing Allocation (reference HSG11) within the former emerging Local Plan (2019), however Tandridge withdrew their Local Plan in April 2024.  The Council is currently in the early stages of preparing a new Local Plan.

Given the significant housing challenges facing Tandridge, the council adopted an Interim Policy Statement for Housing Delivery in September 2022 which invites planning applications to come forward on housing sites included in the withdrawn Local Plan (2019).  These proposals are therefore being brought forward in this context.
